Marysville Corporate Center / 156th St Bridge and Road Extension

57.5 acres of agricultural land requiring site grades be raised across the site to facilitate development and drainage. The proposed grades require construction of a fill embankment up to approximately 9-10 feet above existing ground surface levels. Stripping approximately 1.5 feet of organic native material.  In conjunction with filling the site, Team Nelson constructed a 1,300 foot  extension to 156th St NE including a 40-foot-wide by 115-foot-long bridge structure across Hayho Creek, two sperate bores beneath Hayho Creek that included a 24” bore for Sewer and 20” bore for Water. A native riparian buffer restoration to be implemented along 8,105 square feet of stream in addition to 190,000 square feet of buffer enhancement.

Marysville 172nd Apts.

The project site is an 18.5-acre assemblage of 474 residential units in an elevated garden-style community featuring 16 buildings. Team Nelson was contracted to perform all earthwork and utilities, including sewer, storm, and water line installation. The project also included two new cast-in-place concrete detention vaults: (1) 179’-0” wide × 245’-8” long × 8’ deep and (2) 81’-0” wide × 294’ long × 8’ deep, with prefabricated hollow-core concrete slabs for the lids. Team Nelson completed structural excavation and backfill for fifteen 3-story, wood-framed, garden-style apartment buildings and a clubhouse. In addition, the team installed all hard surfaces, including asphalt paving, curb, gutter, sidewalks, and frontage improvements along 172nd Ave NE, 19th Ave NE, and 23rd Ave NE.

Prose Southcenter

This project consists of a 379,968-square-foot mixed-use development located in the heart of Tukwila near Southcenter Mall. The development includes a two-story above-grade parking garage with parking for 317 vehicles, more than 2,000 square feet of retail space, and 285 residential units.

Whisper Lake Plat

Development of the 2nd division of Whisper Lake is approx. 21.5 acres and will create over 80 new single-family homes ranging from 1,500 to 2,300 SF. To achieve the site grades, over 16,500 cubic yards of material will have to be cut/filled, and another 11,000 tons of material will be imported for road base to pave over 8,000 square yards of new asphalt roadway and over 15,000 square feet of new sidewalk.
Access will be created by installing a new 40 ft long bridge over an existing stream bed and a new entrance off State Highway 548. Installation of utilities includes approx. 4,900 LF of sewer main, 8,765 LF of storm drainage, and 4,400 LF of water main.

Ascend

A prestigious Newcastle residential development featuring 37 single-family condominiums nestled along a newly constructed loop road winding through the central and southeastern portions of the site. The community combines modern living spaces with historical charm. Team Nelson was contracted to perform comprehensive earthwork and utility installations, including sewer, storm, and water lines, ensuring the development infrastructure meets City of Newcastle standards. A robust 108,500-cubic-foot cast-in-place detention vault, complete with prefabricated hollow-core concrete planks for the lid, will effectively manage stormwater.

Grading activities will achieve the proposed roadway and building pad elevations, with fill materials reaching a maximum thickness of 15 feet in the west-central development area. The project also includes relocating four existing structures to the northern portion of the property, transforming the area into the City of Newcastle Heritage Park and preserving its history for future generations. Team Nelson will complete structural excavation and backfill for 37 wood-framed single-family condominiums, 16 of which include daylight basements.

Surface improvements include asphalt paving, grind and overlay, curb, gutter, sidewalk, and frontage improvements along SE 71st, 138th Ave SE, and 136th Ave SE. An elevated boardwalk on pin piles will also be constructed along the east side of 136th Ave SE. The project is designed to create a vibrant and sustainable community where residents can enjoy both contemporary living and cultural heritage.

Caledon

The Caledon site spans 300 acres and includes a designated low-density (LD) section comprising 96 individual parcels, each approximately one acre in size. The site is equipped with extensive infrastructure to support development. The stormwater system includes 21,325 linear feet of storm pipe and 180 catch basins, while the water system consists of 11,945 linear feet of water pipe to ensure reliable distribution throughout the site. Transportation infrastructure features 333,900 square feet of asphalt roadway extending over 11,500 linear feet. In addition, the site includes more than 20,000 linear feet of wood chip trails designed to connect properties and neighborhoods, enhancing accessibility and community integration.

Stessa

The Stessa project involves the development of two warehouse buildings: Building A with a footprint of 18,852 square feet and Building B totaling 55,572 square feet. Site preparation includes approximately 30,000 cubic yards of cut and 28,500 cubic yards of fill, including structural fill, resulting in a net fill of 1,500 cubic yards and requiring the export of approximately 18,230 cubic yards of excess soil. The total site area spans 419,647 square feet (9.63 acres), with 175,391 square feet (4.03 acres) designated as impervious surface.

Proposed surface improvements include 80,150 square feet of new asphalt, 9,620 square feet of new concrete, and 4,076 linear feet of new curb and gutter. Additional site features include 800 linear feet of cast-in-place retaining wall. Underground utilities will consist of 385 linear feet of sewer line, 3,706 linear feet of storm drainage piping both onsite and within the right-of-way, and a 42,090-square-foot StormTech MC7200 chamber system for stormwater detention. The water system will include 1,825 linear feet of ductile iron pipe in various sizes, installed both onsite and within the right-of-way, along with seven new fire hydrants.

CONCORD TOWNHOMES

The project consists of a residential townhome development located on a site of just under four acres in Bellevue, Washington. The development will include 12 buildings comprising a total of 83 townhome units. An existing three-story office building currently on the site will be demolished and removed to accommodate the new construction.

Stormwater management improvements include the construction of two cast-in-place (CIP) storm detention vaults to provide on-site detention, along with one 36-inch corrugated metal pipe (CMP) detention system installed within the public right-of-way. Underground utility improvements will include approximately 1,000 linear feet of new sewer main, 920 linear feet of onsite and right-of-way storm drainage, and 1,210 linear feet of onsite and right-of-way water main installation.
